Property Description: Our large Florida villa is 2700sq/ft of living area with large screened pool and double garage, it is situated 10 minutes from Disney World and within easy reach of all other theme parks. As an alternative to getting out and about we have a games room for your enjoyment with pool table and air hockey table.

Living Areas: There are two main living areas, the first being the family room with a 3 seater sofa and 2 seater love seat, there is a 32' TV and patio doors leading to the pool area. Adjacent is the kitchen, which is fully fitted with all the amenities that is needed to make your stay enjoyable, offset is the attractive breakfast nook which also has patio doors leading to the pool area. The second living area being the grand room, which consists of a 3 seater sofa bed, 2 seater love seat, formal dining suite and CD player for relaxing and entertaining.

Master Bedrooms: The first is located on the ground floor which has kingsize bed, cable TV and VCR, separate seating area with patio doors leading to the pool deck. His and hers walk in wardrobes and en suite with large walk in shower. The second is located on the first floor with queensize bed, window seat, cable TV, ample wardrobes and ensuite bathroom.

Other Bedrooms: There is a double bedroom on the ground floor with cable TV and ample wardrobe space. The remaining two bedrooms are on the first floor are both twins with cable TV wardrobes and access to bathrooms.

Exterior: The main feature outdoors is the private oversized pool and covered lanai, with table and chairs where you can eat and relax in a shaded area; there are also sun loungers for all the sun lovers. Outside the pool area is a BBQ.

Location & Surroundings: Rolling Hills is set in the prestigious and sought after area of Formosa Gardens which is set just off the 192 where all the shops and restaurants are located. Walt Disney World being just a 10 minute drive away.
